No fee until the background check stage!===================ADA (Americans with Disabilities Act) Units: As part of our ongoing interior renovation of all 30 apartments in the complex, we converted 3 units to be adapted for ADA use as required by law. These units were RENOVATED and ADAPTED from the original layout, which was constructed before the ADA was required for design and accessibility. Units adapted from their original pre-ADA design and construction may not conform identically to requirements for buildings built after 1992 and designed with ADA requirements from the start, if the adaptation is not possible or is too prohibitive, as long as adaptations are approved by local building regulators. The following elements already were or, prior to move-in, will be incorporated into all 3 ADA units:— Pedestrian gate access with path of travel from the sidewalk, with ramp to unit front door— Exterior and interior doors all 36” or more— Hallway width adapted for wheelchair access to both bedrooms and bathroom— Bathroom and kitchen sinks adapted in height and under sink for wheelchair access— Bathroom width and fixtures adapted for wheelchair access— Bathroom stabilizer bars (not pictured)— One dedicated ADA parking space inside complex for those with government-issued placards— Other adaptations permitted at tenant expense===================We strongly suggest you visit the site during an open house to evaluate whether the unit is appropriate for your specific needs. Some interior work and site work is still in progress. All ADA work is scheduled but will not be complete until December 1, 2022 or later.===================NOTE: Open house will be for show unit only (#3-ADA); all units listed above are in finishing stages and have identical or mirrored layouts. Open houses will occur every weekend below or until all units are leased, whichever comes first. Street parking is available.===================Upgrades include all-new kitchens and bathrooms, new wood grain luxury vinyl tile flooring and carpets, new paint and new wall air conditioners, dishwashers, stoves and water heaters in every unit. All standard units include two hall closets for storage, and all bedrooms have new ceiling fans. Additional repairs and upgrades occurred on an as-needed basis and may vary per unit. No laundry hookups available in units. Tenants provide their own refrigerator and microwave. Tenants pay all utilities, including a ratio of community utilities based on occupancy (RUBS). Pets (dogs and cats only) are welcome with additional pet deposit and pet rent, with proof of vaccinations, weight limits and breed restrictions.
