RENTAL TERMS
This is a no animal and no smoking property.
Listed rental rate is for a 12 month lease, for up to two occupants. Additional occupants, up to 4 total for $100 each monthly.
Application includes $200 application fee plus $50 for each additional applicant/cosigner (applied towards security deposit if approved, or refunded if disapproved). Application fee is NOT refundable if application is incomplete or if applicant changes their mind. Fee for credit and criminal background checks paid directly to Transunion SmartMove for each applicant and cosigner. We do not accept applicants who will not submit to our background check process. Tenant or cosigner must have good credit (690+), proven income or parental guarantee, and no negative rental history. Application review takes approximately a week, and lease is signed within the following week. Lease start date if currently occupied, within a week of previous tenant move-out; if vacant, lease must start within a month of lease signing (will not hold property vacant for more than a month without collecting rent).
Due at lease signing: remainder of security deposit, first full month's rent plus any prorated rent if moving in after the 15th of the month), and proof of rental insurance. Cleaning after move-out deducted from the security deposit (cleanings currently starting at $450.00).
