Upon entering the community, you are greeted by a generous lobby and staff ready to assist residents. The James offers various floor plan options including convertible studios, 1-bedroom/1-bath flats, and 2-bedroom/2-bath apartments that are fully furnished with wood-style flooring, quartz countertops, stainless steel appliances, and in-unit washer and dryers.

Amenities include a 24-hour state-of-the-art fitness center, study lounges, a gaming room, a clubroom with a kitchen and big screen TVs, a pool with cabanas, and a putting green. The pet-friendly property also has a dog park and washing station. Rent includes utilities, internet, and cable. Parking is available in designated spots or in the garage.

Location and Grounds

The best part about The James in my opinion is definitely the location. It is exceedingly convenient being just 0.7 miles from the center of campus. I can walk to my classes in about 15-20 minutes, which has saved me a lot of time and effort versus driving or taking the bus from other complexes further away. I've never had to worry about finding parking either.

The grounds of The James are also very well-maintained with manicured landscaping along walking paths that connect the different buildings. It has a peaceful, pleasant atmosphere being tucked back off busy Archer Road. Maintenance requests are handled promptly by friendly staff as well.

Community and Amenities

I've found The James to have a great sense of community amongst residents. There are frequent social events held like grill outs, pool parties, movie nights, and fitness classes. It's easy to meet new people and make friends. The amenities like the pool and outdoor spaces see a lot of use during warmer months.

The 24-hour fitness center has everything you need to stay in shape from cardio machines to weights and is rarely overly crowded. Study lounges on each floor provide the perfect place to grind with classmates. The gaming room is a fun spot to watch sports or play pool, foosball, or video games with friends.

Being so close to UF's Greek life, The James does see its share of weekend parties that can get loud at times. However, the complex does a good job of enforcing quiet hours during the week to allow for studying. Noise generally dies down by 1-2 am on weekends too. If you're not one for the party scene, the apartments further from 16th Avenue tend to be a bit more quiet.

It's easy to walk or bike to campus events, football games, bars on University, or any weekend festivities. You definitely feel plugged into the heartbeat of Gainesville's college town living at The James, for better or for worse depending on your preferences.

As a pet owner, I appreciated that The James is pet-friendly. A $300 pet fee applies and dogs must be under 35 pounds. The grounds have ample pet waste stations and a small dog park for playtime. My small pup has enjoyed exploring the walking paths and rarely causes issues for neighbors. Just be mindful that living so close to campus means your pet may encounter other dogs and noises during peak activity days and evenings.

Cost and Value

Rent at The James is on the higher end for student housing at $1200-1700 per month depending on unit size and floorplan. However, you definitely get a lot for what you pay with the luxury finishes, included utilities and internet, 24/7 amenities, and unbeatable proximity to UF campus. The walkability alone saves money on parking passes, Uber rides, and gas that would be required living elsewhere.
