ADDENDUM 4/17/23: Prior tenants moved out 4/14. It was discovered that a plumbing leak damaged some woodwork which needs repair before re-renting, which may take a few weeks. There is an option:
The apartment is two bedroom. One of the bedrooms, which has the damage, has its own external door and can be sealed off from the main apartment. Therefore, you could potentially rent as a one bedroom until repairs are completed at which point you would then have access to the second bedroom. Repairs would be made with the internal door to the room sealed off. You would pay $1550 while you are only using one bedroom.
APPLICATION PROCESS: you may fill out the preliminary application on this web site. However, it is advised that you first read the LEASE TERMS to get the requirements for renting (including income verification, rental history, credit report, etc.). If, after reviewing, you are confident you can satisfy them, you could then fill out the application. However, it is advised that you tour the property first. Once you tour the property - and wish to proceed - you would then fill out the application. You may, of course, choose to apply without touring the property. Whether you fill out the application before or after touring, you may be selected to rent based on the application on this web site, alone. However, even if you do fill out the application on this web site, it is not comprehensive and more information may be requested.
HWD RENTALS, LLC LEASE TERMS:
1. APPLICANTS
All applicants must be at least 18 years of age.
Any and all adults age 18 or older who will reside in the apartment will be listed on the lease as a resident. Any and all adults age 18 or older (*see exception) have full liability to fulfill all terms and conditions of the lease and meet the qualification criteria, including income requirements. Any and all adults age 18 or older (*see exception) should complete a rental application.
Applicant and other adults age 18 or older who will reside in the apartment are required to provide full name, birthday and S S # and verify identity with a government issued ID, such as a driver's license, passport or government ID card.
*exception: adult children of applicant between ages 18 and 21.
2. OCCUPANCY
There is a maximum occupancy of four persons.
3. RENTAL HISTORY
Applicant must provide verifiable rental history with references for at least two (2) previous residences, going back at least two (2) years. Must include contact information for current and prior rental managers and permission to contact them to verify previous tenancy.
For most recent rental residence, applicant must provide proof of lease term fulfilled, such as, a copy of the 30-day written notice to vacate current or previous rental residence.
Applicant must not have more than one (1) late payment and/or non-sufficient fund (NSF) checks within the previous full year of residency.
Applicant with questionable rental history or prior evictions, disciplinary actions, previous rental complaints, unpaid utility bills, or disruptions may be subject to denial of application.
4. INCOME/EMPLOYMENT HISTORY
Applicant must have stable verifiable employment for the previous three (3) years, with current employment for at least one (1) year, with a gross current monthly income of AT LEAST 2.5 times the rental amount.
Example: if rent is $1900, applicant would need to make $4750 minimum per month which is minimum $57,000 per year.
Applicant must provide most recent six (6) month's pay stubs.
Applicant must provide contact information (address, phone, email) for employers for the previous three (3) years and permission to contact them to verify work/pay history.
Applicants who own their own businesses must provide copies of the previous two year's tax returns.
5. PERSONAL REFERENCES
In addition to employer and previous rental residence references, applicant ought provide other personal, professional references with contact information and permission to contact them.
6. CREDIT REPORT
A credit report will be obtained. Applicant credit report must be in good and acceptable standing. Medical collection accounts will be the only exception in determining acceptable credit. Applicants must have a minimum credit score of 620 with no evictions, no recent bankruptcies (previous two years) or active collection proceedings. Personal bankruptcies are allowable as long as the applicant meets all other qualifications and has re-established a good credit rating.
7. BACKGROUND CHECK
A background check will be obtained and applicant's criminal history will be considered. Applicants must be willing to sign a form separate from the rental application form that clearly gives the property manager permission to run a criminal background check, including both state and federal inquiries.
The following will deem the applicant unsuitable for renting:
Convictions for sex offenses, registered sex offenders
Outstanding or previous drug charges or convictions for drug manufacturing and/or dealing
Pending charges or lawsuits
Crimes involving assault, weapons, theft or trespassing
8. RENT AND SECURITY DEPOSIT
Applicants understand that their financial obligation for move-in is:
First month's rent
Last month's rent
Security deposit (equivalent to the amount on one month's rent).
Example: if rent is $1900, the amount required for move-in is $5700.
9. PARKING
A maximum of two cars are allowed to park on the property. Any other vehicles must park elsewhere (but not on the grass swale adjacent to the building).
10. PETS
Not allowed.
11. UTILITIES
Tenant pays electric utility bill and must establish an account with the electric utility company.
Tenant pays for 50% of City of Hollywood property water/sewer bill each month.
12. OTHER SPECIFIC POLICIES
Smoking of any kind is not allowed inside.
Guests may visit but may not stay longer than two (2) weeks without written permission of management. Violations will be ground for lease termination.
All questions on the application must be answered.
The application fee is payable by the applicant. If the applicant is selected, the fee will be rebated back to the new tenant upon signing of the lease.
